Founded in 2015, Vault Equity Partners is a real estate private equity platform that specializes in stable cash flow generation and capital preservation for our investors.  Vault offers opportunities to invest in either our discretionary fund vehicles with Vault as a co-investor, or we will design and build customized real estate portfolios for individuals with specific goals in mind, such as 1031 redeployment.  Vault specializes in acquiring and managing single-tenant commercial properties in the retail, healthcare, industrial, fuel supply and early education sectors nationwide.  We typically target assets leased to creditworthy tenants on a long-term basis with scheduled rent increases and strong intrinsic value in the underlying real estate.   We acquire assets on both a one-off basis and in portfolios via our sale-leaseback platform, the latter of which we typically target growth-oriented middle-market operators.

Objective

Primary overall OBJECTIVE is safe, stabilized, recurring cash flow investments with high likelihood of lease renewals upon expiration of the base term of the existing leases.

Primary REAL ESTATE focus on sites with strong fundamentals, high intrinsic value and stable demographic trends.

Lease

Primary LEASE focus on long term leases with corporate backed guarantors and fixed rental increases during the primary lease term.

Tenant

Primary TENANT focus on national credit tenants or strong middle-market operators in the retail, healthcare, industrial, fuel supply and early education sectors operating e-commerce-resistant and recession-resistant business models.
